In this Real Estate market, some buyers are comfortable writing an unconditional offer
But it’s not always in your best interest to waive all conditions. The dangers of an unconditional offer are:
- The lender does not approve financing for the property, and you are stuck in a contract you can not afford. You would lose your deposit!
- The home has some serious issues that were missed during the showing. Without a professional inspection, you are taking on the risk of a big problem with the house!
What can you do??
Take a look at properties as soon as they come to the market. Then be ready to write an offer.
Wait. The right home will come along eventually, and you won’t have to put yourself in such a risky position.
With the conditions you included, make the timelines FAST! Have all the lending paperwork ready and book an inspection ASAP
