The RMS creates a consistent representation of a property's above-grade space. This is the number you will see on the MLS!

What does above grade mean??

The floor levels are ENTIRELY above the ground level. If half of the area is below grade, the whole area would not be included. This area is still an essential part of the home, and we can chat about ways to market the entire home's size.

Did my home shrink??

No! But it may have been measured differently from when you bought it. It's a newer standard in our industry, so your home could have been calculated differently. Also, home builders do not have to follow these rules; they can represent the size of a home in many ways. If you bought directly with the builder, it might be different.Not all Properties are the same!

Detached homes are measured on the exterior wall at the foundation. While attached properties can be measured using the interior perimeter walls at floor level.
